Buyer's guide: Kelowna
Kelowna is the largest city in British Columbia's Okanagan Valley, a lake-and-vineyard region that has become one of Canada's most popular lifestyle and retirement destinations. RealEstateAbroad lists 2,125 properties there, with a median asking price of €500,846. Homes tend to be large, with a median size of 203 m², and houses outnumber apartments almost two to one.
Figures are asking prices from current listings, converted from Canadian dollars to euros. We do not publish a reliable price per m² for Kelowna, so we use price and size separately.
| Measure | Kelowna |
|---|---|
| Listings | 2,125 |
| Median asking price | €500,846 |
| Quartile range | €321,570 to €814,267 |
| Median size | 203 m² |
Houses make up 1,370 listings and apartments 712, with 34 commercial and 9 land. Two-bedroom homes are the largest group (662), then three-bedroom (511), five-plus (349), four-bedroom (346) and one-bedroom (158). The share of five-bedroom homes is notable, because many Okanagan houses have a walkout basement suite on a sloping lot.
Condos are concentrated downtown and in the Lower Mission, where they offer lake views and walkability. Look at Canadian condos and houses to see how Kelowna prices compare.
Downtown Kelowna has the waterfront park, the Cultural District and a growing restaurant scene. The Lower Mission is a leafy, family-friendly area close to beaches. The Upper Mission and Kettle Valley sit on the hills with views and newer, larger homes. Glenmore is a mid-priced suburban area, while West Kelowna, across the lake bridge, offers wineries and more affordable options. Lake Country to the north has its own character.
The climate is dry, with hot summers and cold but sunny winters, and the ski areas of Big White and Silver Star are within about an hour. Wildfire smoke and the risk of fire in forested parts of the Okanagan are real concerns, as is water availability, so check insurance and defensible-space measures when you view.
Federal limits on foreign purchases of residential property apply across Canada. British Columbia's additional foreign buyer tax is charged in designated regions, which include the Central Okanagan, so non-Canadians may pay extra on top of the usual transfer tax. The province's speculation and vacancy tax also applies in some Okanagan communities. These taxes are updated often and have exemptions, so consult a BC lawyer.
Our Canada buying guide, mortgage page and market analysis cover the basics. For payment planning, use the mortgage calculator.
British Columbia's property transfer tax applies on a sliding scale, with extra charges on higher-priced homes. Annual property taxes in Kelowna are lower in percentage terms than in many eastern Canadian cities. Many hillside homes have septic-free municipal sewer, but rural properties around Lake Country and West Kelowna may use wells and septic systems, which need inspections. Strata fees vary widely; older lakeside buildings may have heavy upcoming repair bills. Check the depreciation report and insurance before waiving conditions.
Retirees and remote workers are the largest groups moving in, along with Albertans seeking a lake home. The University of British Columbia's Okanagan campus and a growing technology sector create jobs, though local wages are lower than in Vancouver. Kelowna International Airport has direct flights to Vancouver, Calgary and Toronto. Short-term rental rules are strict in much of the city, so do not rely on holiday letting income.
Other Canadian alternatives are Vancouver, Calgary, Edmonton, Toronto, Surrey and Ottawa. The Canada hub lists more places.

Median asking prices of €500,846 are below Vancouver, but Kelowna is among the pricier smaller cities in Canada, particularly near the lake.
Federal restrictions apply to many non-Canadians, and BC levies an extra foreign buyer tax in the Central Okanagan. Seek legal advice.
Short-term rentals are tightly regulated, with principal-residence requirements in many areas. Check city rules and strata bylaws before buying.
Wildfire, drought and rising insurance costs. Ask about insurance quotes before making an offer.
Many people retire there for the climate and lifestyle, and healthcare access has improved, though waiting times can be long. Visit in winter as well as summer.
