Buyer's guide: West Kelowna
West Kelowna real estate covers lake-view houses, hillside subdivisions and a smaller condo market across the water from Kelowna, with 661 listings at a median asking price of €500,846. British Columbia adds its own tax on foreign buyers in this region.
Based on current listings on RealEstateAbroad (asking prices, euros).
| Measure | Value |
|---|---|
| Median asking price | €500,846 |
| Middle 50% (p25 to p75) | €319,689 to €736,539 |
| Listings | 661 |
There are 454 houses, 170 apartments (mainly condos and townhouse-style units) and 37 plots of land. Bedroom counts are spread widely: 166 two-bedroom, 144 three-bedroom, 151 four-bedroom, 126 with five or more and 28 one-bedroom. That spread shows a mix of starter condos and large view homes.
See the national Canada house listings and condo and apartment listings for comparison. Lake-view lots can command a heavy premium, so the p75 price is much higher than the median.
West Kelowna sits on the western shore of Okanagan Lake, linked to Kelowna by the William R. Bennett Bridge. Lakeview Heights, Shannon Lake, Glenrosa and Rose Valley are among the better-known areas, and the Wine Trail runs through the district. Summers are hot and dry, with ski resorts a drive away in winter.
Buyers include retirees from Alberta and the coast, remote workers and second-home buyers. Wildfire and water-supply risk are real considerations in the Okanagan, so check insurance and the fire interface zone for any property. Larger metros are listed on Vancouver and Calgary pages if you are weighing alternatives.
The federal ban on non-Canadians buying residential property has been extended, so check whether it is still in force and what exemptions apply. Separately, BC applies a 20% Foreign Buyer Tax in designated regions that include the Central Okanagan, plus Property Transfer Tax and a speculation and vacancy tax regime.
Use a BC lawyer or notary for conveyancing. Our Canada buying guide and financing guide outline the steps, and the Canada page shows more markets.

Yes, but they sit at the top of the range. Many listings are hillside homes with lake views.
It is a recognised risk across the Okanagan. Ask about insurance cover and defensible-space requirements.
