North Saanich Real Estate: Large Lots on the Saanich Peninsula

North Saanich is a district municipality on the northern tip of the Saanich Peninsula, with farms, marinas, waterfront estates and Victoria International Airport and the Swartz Bay ferry terminal on its territory, which connects Vancouver Island with the mainland. The town of Sidney is the nearby service centre, and Victoria is roughly 25 to 30 minutes south by car.

Buyers are retirees, professionals and downsizers from Vancouver, Alberta and overseas, drawn by the mild climate and ocean access.

British Columbia charges a 20% foreign buyer tax in designated regions that include the Capital Regional District, in addition to the property transfer tax, and the federal foreign-buyer ban runs to 1 January 2027 with a replacement framework reported. Rural properties may be in the Agricultural Land Reserve, which restricts use and subdivision. Check water supply, septic and shoreline setbacks. Take advice from a BC lawyer before making an offer.

Sidney is adjacent to the east, and Central Saanich and Saanich lie south toward Victoria. View Royal is on the west side of Victoria. Shawnigan Lake and Duncan are farther north in the Cowichan Valley.
