Montague is a small commercial town on the Montague River in Kings County, with a boardwalk, shops and access to beaches and golf on the island's east end. Charlottetown is the island's capital, roughly an hour away; Summerside is on the other side of the island. New Glasgow, Truro and Shediac are separate markets, some across the Northumberland Strait.
PEI treats land differently from the rest of Canada: non-residents face approval rules.
The east end of Prince Edward Island is quieter than the Charlottetown area, with fishing harbours, farmland and beaches within a short drive. Seasonal residents and Atlantic Canadians buying second homes shape demand, and shoreline lots command a premium. Services in Montague include a hospital, shops and a marina.
If you want to build on a plot, ask about septic approvals, setbacks from the water and access roads. Waterfront purchases may also trigger provincial limits on shoreline frontage held by non-residents.
Prince Edward Island's Lands Protection Act limits how much land non-residents may hold, and purchases above set thresholds need approval from the Island Regulatory and Appeals Commission. These rules apply on top of the federal foreign-buyer ban, which runs to 1 January 2027. Confirm thresholds and approvals with a PEI lawyer before signing. See our Canada buying guide, financing guide and Canada page.
