Shediac is known as a lobster town with warm shallow water at Parlee Beach, a summer crowd and a bilingual English and French community. Moncton and Dieppe are a short drive away for jobs and hospitals, and Riverview is nearby. Summerside, Charlottetown and Miramichi are separate markets.
Summer cottages and year-round homes sit side by side, so check winter access and insulation.
Shediac fills up in July and August, when cottage owners and day-trippers arrive for Parlee Beach, and quietens through the winter. Year-round residents use Moncton's hospitals and shopping, and the town itself has an elementary and middle school plus a French-language option. New Brunswick is officially bilingual, which is useful when dealing with notaries, municipal offices and neighbours.
Winterised homes with proper insulation hold value best. If you are tempted by a cottage close to the water, ask about erosion rates and storm surge, which have damaged parts of the Northumberland coast in recent years.
Cottage-style homes may not be insulated for year-round use, and shoreline erosion and flood zones need review. The federal foreign-buyer ban runs to 1 January 2027 and New Brunswick may apply its own non-resident tax, so check with a lawyer. Our Canada buying guide, financing page and Canada overview show how to proceed.
