Buyer's guide: Hope
Hope is a small town at the head of the Fraser Valley, where Highways 1, 3 and 5 meet, and it offers mountain scenery at prices well below Vancouver. RealEstateAbroad currently lists 126 properties here with a median asking price of €390,522 (Canadian dollar prices converted to euros). Land is unusually prominent, so this page also covers rural plots.

Of 126 listings, 80 are houses and 40 are land. Only 3 are apartments and 3 are commercial. By bedroom, 3-bed homes lead with 24 listings after 27 two-bed, with 19 at five or more, 15 at four and 3 one-bed.
The wide gap between the lower quartile (€149,815) and the upper (€525,293) reflects older small-town homes and mobile or manufactured units at one end, and acreage or newer houses at the other. Browse the Canada land listings and Canada house listings for the national spread.
Hope is surrounded by mountains, with the Fraser River, Kawkawa Lake and Skagit Valley trails nearby. It is known as a filming location and a gateway to the Coquihalla and Fraser Canyon routes. Services are small-town scale, with a hospital and local shops; larger retail is down the valley in Chilliwack. Vancouver is roughly 150 km west, a drive of about two hours without traffic, so some owners commute occasionally but most buy for outdoor living, retirement or remote work.
Hope sells mountain views and big lots for far less than the Lower Mainland, but you give up urban services.
Canada's federal ban on foreign purchases of residential property runs to 1 January 2027, with no extension announced and a replacement framework reported. It applies in defined urban areas, so confirm whether a given rural property is covered. British Columbia also levies a 20% foreign buyer tax in designated regions, and the Fraser Valley region is one of them; confirm whether Hope properties are included. Speculation and vacancy tax can apply in some BC communities as well.
Get advice from a BC lawyer or notary first. Our Canada buying guide and Canada financing page explain the process. Rural plots also raise water, septic and access questions, plus Agricultural Land Reserve limits.
Down the valley, Agassiz, Harrison Hot Springs and Chilliwack are the closest larger markets, with Mission and Abbotsford further west. Princeton is a separate interior town over the mountains. See the Canada overview for more.

Federal and provincial restrictions apply to non-Canadians, including a temporary federal ban and BC's 20% additional transfer tax in certain regions. Whether a specific property is covered depends on its location, so check with a BC lawyer.
The median asking price across 126 listings is €390,522, with the middle half between €149,815 and €525,293. Prices are converted from Canadian dollars.
Only for a few. Vancouver is around 150 km away, so most buyers are retirees, remote workers or people seeking outdoor space.
Forty of the 126 listings are plots, reflecting rural and recreational lots in a mountain valley. Check zoning, services and Agricultural Land Reserve status before buying.
Hope has wet winters with snow on the passes and warm, dry summers. Winter driving on the mountain highways deserves a plan.
