Buyer's guide: Chilliwack
Chilliwack is a farming and outdoor-recreation city at the eastern end of the Fraser Valley, about 100 kilometres from Vancouver. RealEstateAbroad lists 1,215 properties for sale, with a median asking price of €463,236 and a modest €2,634 per m², among the lowest in the Vancouver region. Houses dominate and homes are large, with a median of 173 m².

Houses account for 841 listings, apartments 256, land 90 and commercial 28. Two-bedroom homes are the largest group (293), then three-bedroom (265), five-plus (245), four-bedroom (206) and one-bedroom (90). The 245 homes with five or more bedrooms include houses with suites and rural properties, while many apartments are low-rise condos and townhouses, which give first-time buyers an entry point.
Downtown Chilliwack is compact, with a historic centre and a growing café scene. Sardis and Vedder Crossing are the commercial and residential hubs to the south, near the Vedder River, a popular spot for fishing and cycling. Promontory and Eastern Hillsides have newer family homes with mountain views, and Yarrow is a small Mennonite heritage village. Rural areas on the Fraser River plain have farms, and the surrounding mountains offer hiking at Cheam Peak and swimming at Cultus Lake.
The Trans-Canada Highway links Chilliwack with Abbotsford and Vancouver, and the drive can take an hour and a half at peak. Many residents work locally in agriculture, manufacturing and retail, but some commute west.
The Fraser River floodplain and rural drainage matter. The 2021 floods affected the Fraser Valley, and some Chilliwack properties near the river or creeks have flood risk, so check provincial and city maps. The Agricultural Land Reserve covers much of the valley, restricting subdivision and non-farm use. If you buy an acreage, confirm the ALR status, the water source and whether a second dwelling is permitted.
Federal limits on purchases by many non-Canadians apply, and BC's foreign buyer tax covers the Fraser Valley region. A BC lawyer can confirm. Our Canada buying guide, mortgage page and Canada analysis cover more, and the mortgage calculator estimates payments.
Chilliwack's lower prices come with trade-offs. Public transport is limited, so most households need a car, and some specialist healthcare means a trip to Abbotsford or Vancouver. Property tax is moderate, and house prices have risen strongly since 2020, attracting Vancouver buyers who work remotely. Rural properties may rely on wells and septic systems, which need testing and maintenance. Winter brings rain and occasional snow, while summers are warm, with smoke from wildfires affecting some years. If you buy a house with a suite, ask for the bylaw compliance and the tenancy details to avoid disputes.
Chilliwack's draw is outdoor recreation: river fishing on the Vedder, hiking in the Cheam Range, and boating on Cultus Lake. If these activities matter to you, choose a home near trail heads or the lake. Winter weather in the Fraser Valley is rainy rather than snowy, but the passes can be difficult. Ask neighbours about wildlife, noise from farms and any known flooding.
Chilliwack's summers are warm and dry, and wildfire smoke has affected the valley in recent seasons. Check air filtration and air-conditioning, because older homes may lack both. Rural properties rely on wells or municipal water, and drought restrictions can apply. Rainy winters make good drainage and a well-maintained roof essential, and moss and algae are common. A pre-purchase inspection should include the crawl space, roof and gutters.
