Houses account for 90 of the 93 listings and apartments for just 3. Three-bedroom houses are the biggest group (40), followed by 32 with four bedrooms, 13 with two and 8 with five or more. The tight price range suggests a market of conventional suburban family houses. For land or other formats see the US land page.
Woodland has a historic downtown with brick buildings on Main Street, an opera house and a working agricultural economy of tomatoes, almonds and other crops. Davis, home to UC Davis, is a short drive east across the Yolo Causeway, and West Sacramento and downtown Sacramento are within about half an hour. Interstate 5 and State Route 113 are the main roads. Summers are very hot and winters mild and foggy. Buyers include Sacramento and Davis commuters, young families priced out of larger cities and agricultural workers and businesses.
California imposes no restriction on foreign buyers. Property tax is roughly 1% of purchase price plus local levies, and the assessed value resets on sale. Check flood zone maps, since parts of Yolo County have flood risk, and ask about irrigation or agricultural neighbours' noise and dust. Escrow, title insurance and an inspection are standard. See the US buying guide and mortgage options.
Woodland offers Sacramento-region commuting and a county-seat downtown at a fraction of Bay Area prices.
Davis and West Sacramento are close, Sacramento is the regional city, and Carmichael, Rancho Cordova and Citrus Heights are eastern suburbs. The United States overview lists more.

Roughly 20 to 30 minutes by car in normal traffic.
Typically the two markets differ, and Davis often carries a university premium. Compare current listings on each page.
Hot, dry summers and mild winters, with some fog. Air conditioning is essential.
Parts of the Central Valley are in flood zones, so check FEMA maps and insurance quotes.
Possibly, but check city rules and California tenant laws first.
