Thirty listings have three bedrooms, 18 have four, 14 have five or more, 13 have two and 2 have one. That balance, plus the apartments, gives more variety than most suburban markets. See US apartments and houses.
West Sacramento is in Yolo County, linked to downtown Sacramento by several bridges, with a riverfront area that has seen redevelopment. Sacramento is the obvious comparison; Davis, home of a University of California campus, lies to the west. Eastern suburbs such as Carmichael, Rancho Cordova, Fair Oaks and Elk Grove are further across the metro area. The city is flat and near levees, so flood insurance and flood maps matter.
Half the listings fall between €407,205 and €643,617, a spread of about €236,000. The housing stock is mainly post-war and newer subdivisions, plus riverfront condos in the Bridge District. Buyers weigh the lower price against the commute into downtown Sacramento, Davis or the Bay Area. Check flood zone status and school catchments, and ask about assessments in newer Mello-Roos districts, which add to annual property tax.
Foreign nationals can buy. Use an escrow company and title insurance, and get a home inspection. Property tax is around 1% of the purchase price. Rental properties are subject to local rules, and non-resident owners should plan US tax filings.

It is a separate city in Yolo County, though it is closely linked to Sacramento's downtown across the river. Mello-Roos assessments can add a few thousand dollars a year in newer neighbourhoods.
Parts of the city sit behind levees, so check FEMA flood maps and insurance cost. Elk Grove and Rancho Cordova are further out in the metro area.
12 of 77 listings are apartments, so there is some choice for condo buyers. A home inspection and a flood-zone check are standard before closing.
Compare the Davis page. Davis is generally a more expensive university town. Take advice on US tax filing as a non-resident landlord.
