Jurupa Valley is a young city in western Riverside County, incorporated in 2011. It combines older rural-residential lots, some equestrian properties and newer subdivisions, plus logistics and warehousing along its edges. It lies along the Santa Ana River corridor, close to the 60 and 15 freeways, so commutes toward Orange County, Riverside or Ontario are by car.
Prices are lower than coastal counties, which draws first-time buyers, investors buying rental houses and families who want space.
California allows foreign purchases without special permission. Check whether a property sits in a Mello-Roos district, as the extra annual levy can reach thousands of dollars. Flood zone, wildfire and earthquake insurance should be priced before an offer. Foreign-national mortgages are available but tend to require large deposits.
