Buyer's guide: Ontario
Ontario, California is a city in San Bernardino County, in the Inland Empire east of Los Angeles, and it should not be confused with the Canadian province. We list 316 properties for sale in Ontario, most of them houses in newer master-planned areas.
The numbers are asking prices in current listings on RealEstateAbroad, converted to euros. The central half of the market is tightly grouped between €518,282 and €705,875, which suggests a fairly uniform stock of suburban homes and condos.
| What we measure | Ontario, CA |
|---|---|
| Median asking price | €589,129 |
| Price band (25th to 75th percentile) | €518,282 to €705,875 |
| Median per m² | €3,752 |
| Median size | 152 m² |
| Number of listings | 316 |
Houses account for 206 listings and apartments or condos for 110, a higher condo share than in most inland California cities. Three-bedroom homes dominate with 145 listings, followed by 80 four-bedroom and 51 two-bedroom properties. The median home is 152 m².
Much of the newer supply is in the Ontario Ranch area in the south of the city, with planned communities, parks and schools. Older housing near the city centre is smaller and cheaper. Ask about HOA fees and Mello-Roos assessments in newer tracts, because these affect the monthly cost materially.
Ontario has its own international airport, big logistics and warehousing employment, and access to the I-10, I-15 and SR-60 freeways. Los Angeles is about 35 miles west, but traffic can make the trip long. Compare prices in Upland, Chino, Rancho Cucamonga, Pomona, Chino Hills and Eastvale before settling on a neighbourhood.
Foreign nationals can buy in California without residency. Property tax is about 1.1% to 1.3% of purchase price per year. Non-resident lenders often ask for a deposit of 30% or more. When you sell, FIRPTA withholding of 15% applies to sales by foreign persons, with lower rates for qualifying residences.
