Fontana is a logistics hub, with large warehouses and the Speedway site, and its workforce commutes along the 10 and 15 freeways. Traffic can be heavy, and many residents travel to Ontario, Riverside or Los Angeles for work. Compare Rancho Cucamonga, Rialto, Colton, Jurupa Valley, San Bernardino and Riverside.
Air quality and summer heat are the main downsides.
Many Fontana homes were built in master-planned tracts from the 1990s onward, so you can find consistent floor plans, small yards and community parks. The southern part of town is newer, while older streets are closer to the original downtown. Look at HOA rules, solar leases (which can complicate a sale), roof age and the cooling system. Ask the agent about warehouse-truck traffic near your street and the distance to freeway on-ramps, since proximity to logistics sites can affect both noise and resale.
A foreign buyer can purchase without a US visa. Lenders may ask for a deposit of a quarter or more, and cash buyers can close within a few weeks through escrow. The county reassesses property tax at the sale price, so the bill resets to about 1% of price plus voter-approved levies. Newer tracts can carry Mello-Roos taxes that add to the monthly cost. When you eventually sell, US withholding rules for foreign sellers apply, so involve an accountant.

Some lenders offer foreign-national loans with larger deposits.
