Buyer's guide: Pran Buri
Pran Buri is a quiet coastal district in Prachuap Khiri Khan province, south of Hua Hin on the Gulf of Thailand. RealEstateAbroad lists 67 properties with a median asking price of €159,236, mostly houses and land.
Asking prices from current listings. The price-per-m² figure of €672 is a blend of houses and land and should be read with caution.
| Indicator | Pran Buri |
|---|---|
| Median asking price | €159,236 |
| p25 to p75 | €72,983 to €420,648 |
| Price per m² (blended) | €672 |
| Median size | 250 m² |

The range from about €73,000 to €421,000 covers rural plots and basic houses at one end and pool villas near the sea at the other.
Houses are 30 of 67, land 29, commercial properties seven and one apartment. Bedrooms: one one-bed, 13 two-bed, 11 three-bed, five four-bed and eight larger. The near-even split between houses and land shows how many buyers build their own home.
Browse Thai houses, villas, land and commercial. The market is not apartment-led: condos are scarce here compared with Hua Hin or Pattaya.
Pran Buri sits near the Pran Buri River mouth at Pak Nam Pran, with long beaches, fishing villages and the limestone hills of Sam Roi Yot National Park to the south. Life is calmer and cheaper than in Hua Hin, which is roughly 30 km to the north. Expect a car-based lifestyle, fewer international schools and a smaller expat community.
Compare Hua Hin, Cha am, Phetchaburi, Sattahip, Pattaya and Samut Sakhon. Hua Hin and Cha-am are the closest; Pattaya, Sattahip and Samut Sakhon are on the other side of the gulf or far to the north.
Foreigners cannot own land in Thailand, so the 29 land listings need a different structure. Foreigners can own condominium units within a 49% foreign quota per building, and can lease land for 30 years. A foreigner can often own a house structure while leasing the land, and some buyers use a Thai company, though this route carries legal risk and needs specialist advice. Transfer fees, stamp duty or specific business tax, and withholding tax apply and are normally shared by agreement.
Bring funds from abroad and keep the transfer record. Check the title deed type (Chanote is the strongest) with the Land Department. See the Thailand buying guide, financing page and Thailand overview.
