Apartments are 134 listings, villas 59, houses 56, plots 19, commercial units 6 and penthouses 2. By bedrooms: 92 two-bed, 71 three-bed, 49 one-bed, 20 four-bed and 12 five-plus. A median of €151,082 suggests a lot of small condo units and rural plots. See Thai villas and houses.
Phetchaburi town has a hilltop palace, temples and a working market culture, and the coast has fishing villages and beaches that are quieter than Hua Hin. The Kaeng Krachan forest park draws nature visitors. Drive times to Bangkok are around two hours, and the beach towns of Cha-am, Hua Hin and Pran Buri are nearer. Bangkok, Samut Sakhon and Samut Prakan are farther away.
Many buyers use it as a retirement base with low living costs.
Foreigners can own condominium units up to a 49% foreign quota per building, but cannot own land. Common routes for a house are a 30-year lease, a usufruct or a Thai company, each with risks, so use a lawyer to check them. Transfer fees are approx. 2% of the appraised value plus other taxes, which vary with holding period. Check that a condo has its foreign quota available before you pay a deposit.

No, not in their own name. Condos and leases are the usual routes.
The median is €151,082 and €1,495 per m², because many listings are rural plots and basic condos far from resort centres.
Hua Hin is south along the same coast, a short drive from the beach towns.
Foreign quota, juristic person fees and the title deed (chanote).
