Buyer's guide: Cha am
Cha-am real estate appeals to buyers who want a Gulf of Thailand beach town at lower prices than Hua Hin next door. Our current listings on RealEstateAbroad include 128 homes and plots, with a median asking price of €184,447. This page covers what is on offer and the ownership rules that shape how foreigners buy a house in Cha-am.
All numbers are asking prices from current listings on RealEstateAbroad, converted to euros.

Houses account for 88 of the 128 listings. Land follows with 27, then 8 apartments and 5 commercial properties. Bedroom counts cluster at three (34 listings) and two (29), with 22 four-bedroom homes. The very wide price range tells you that this includes both modest village houses and large beachfront-style stock.
For comparison across the country, the houses for sale in Thailand page and the Thailand land listings page show how Cha-am sits against bigger resort markets.
Cha-am is a long, quiet beach strip in Phetchaburi province, popular with Bangkok families on weekends and with retirees who prefer a calm base. Hua Hin, with its golf courses, night market and larger expat community, is a short drive south. The coast road also links Cha-am to Phetchaburi's historic old town. Check each listing's distance from the beach road, because streets one block back price very differently from the seafront.
Foreigners cannot own land outright. The practical routes are a condominium (limited to a 49% foreign quota per building), a long land lease of up to 30 years, or owning the house while leasing the land beneath it. Structures using Thai companies draw close scrutiny, so avoid them without advice from an independent lawyer. Because Cha-am stock is mostly houses, the lease or usufruct paperwork matters more here than in a condo-heavy city.
Read our Thailand buying guide and the Thailand mortgage guide before you commit funds.
In Cha-am most of what you buy is a house on land you cannot own, so the lease deserves as much attention as the building.
Hua Hin is the obvious neighbour, followed by Phetchaburi and Pran Buri further along the coast. Samut Sakhon, Pattaya and Sattahip are on the other side of the gulf or nearer Bangkok, so see them as alternative markets rather than neighbours. The wider Thailand page covers the rest.

You can own the building, but not the land under it. Most foreign buyers use a registered lease of up to 30 years, with legal advice on renewal rights and what happens if the landowner sells.
Our listings show a median of €184,447 and a middle range from €110,702 to €440,552. A like-for-like comparison with Hua Hin needs the same property type and distance from the beach, so use the Hua Hin page for that.
Not in our data: only 8 of 128 listings are apartments, against 88 houses. Condo buyers should also check that the foreign quota in the building has not been used up.
It is roughly a 2.5 hour drive depending on traffic, which makes it a regular weekend destination. Confirm journey times yourself before relying on them for commuting.
Confirm the land title type, access road rights, flood exposure and the exact lease terms. Ask who pays transfer fees, and get a Thai-qualified lawyer to review the contract.
