Houses 328, apartments 194, land 121 and commercial 33. Three-bedroom homes lead (152), then two-bedroom (115), four-bedroom (96), one-bedroom (76) and five-plus (64). Houses are typically pool villas, while apartments are in beach-side condo resorts.
Bang Tao and Laguna is a resort area with golf and hotels, Surin and Layan have upscale beaches, and Mai Khao is quieter and next to the airport. Inland, villa developments sit in the hills with sea views. International schools, hospitals and shopping are within 20 to 30 minutes by road. Phuket's monsoon season runs roughly from May to October, with rough seas and fewer visitors. Rental demand is strong in high season, but oversupply of condos exists in some projects, so check actual occupancy.
Buyers include Russians, Europeans, Australians, Chinese investors and long-stay residents.
Foreigners cannot own land in Thailand. They can buy condominium units within a 49% foreign quota per building, with funds remitted from abroad and a foreign exchange transaction form. For villas, common structures include a 30-year leasehold with renewal options or a Thai company, both of which need careful legal advice. Verify the title deed type (Chanote is the strongest) and developer record.
