Apartments in Thailand
Apartments are the largest category in Thailand on RealEstateAbroad, with 7,744 of 20,577 current listings. They also matter more than usual because a foreigner can hold a condominium unit in freehold, which is not possible for land.
Under Thai condominium law, foreign owners can hold units freehold as long as foreigners together own no more than 49% of the total saleable area of the building. Developers should show the quota status in writing, and a registered juristic person manages the common parts. Funds for the purchase must arrive from abroad in foreign currency, and the bank issues a foreign exchange transaction form that you need at the Land Department. Without it, you may not be able to register the unit in your name.
Across Thailand, the median asking price is €187,735 and the middle half sits between €100,125 and €432,684 a very wide band. The median per m² is €1,825. Studios in Pattaya and secondary Bangkok districts anchor the lower end, while beachfront Phuket and central Bangkok developments reach far above the median.

Bangkok has the deepest resale market and rail-linked towers. Pattaya and Hua Hin cater to retirees and weekenders. Phuket and Ko Samui offer island lifestyles, and Chiang Mai suits remote workers. The bedroom split in listings is balanced: 3,863 one-bedroom, 3,498 two-bedroom and 3,916 three-bedroom units.
Figures change, so verify locally. See the Thailand buying guide, financing and the market analysis.

Yes, freehold, within the 49% foreign quota of the building. Land beneath a house is different and cannot be freehold for foreigners.
Yes. The purchase funds must be remitted in foreign currency and documented by a foreign exchange form to register the title.
Resales are easier to inspect and verify. Off-plan can be cheaper but carries delivery and quality risk, so check the developer's past projects.
Short-term lets under 30 days can be restricted by law and building rules. Check before buying for income.
