Buyer's guide: Chiang Mai
Property for sale in Chiang Mai is cheap by international standards: current listings on RealEstateAbroad show 1,054 properties with a median asking price of €149,294 and only €1,093 per square metre. Thailand restricts what foreigners can own, however, so the first question is not price but structure: condo freehold, long lease or company.
The middle half of listings ask between €88,783 and €342,357. The bottom of that range is unusually low, which indicates that cheap rural plots, small condos and possibly older listings are included in the data, so do not treat the lower quartile as a typical house price. The median size is 170 m² and the median price per square metre is €1,093.

Houses lead with 502 listings, apartments or condos follow with 301, then villas (96), commercial (87), land (61) and penthouses (7). Three-bedroom homes are the largest group (268), followed by four-bedroom (181), one-bedroom (179), two-bedroom (134) and five-plus (158).

The Old City is a walled square with temples and guesthouses. Nimmanhaemin (Nimman) to the west is the cafe and coworking district popular with digital nomads and young Thais. Santitham, Suthep and Chang Phueak are residential, while Hang Dong, San Sai, Mae Rim and San Kamphaeng offer larger houses at suburban prices, often in gated estates. Doi Suthep rises behind the city, and Chiang Mai University lies at the foot of the mountain.
The international airport is minutes from the centre and has links to Bangkok and regional Asia. Buyers are retirees, remote workers, Thai families and long-stay foreigners. The main environmental issue is seasonal smoke from burning in February to April, which affects air quality; consider air filtration and visit during that period before buying.
Foreigners cannot own land in Thailand in their own name. The main legal routes are:
Transfer costs are roughly a 2% transfer fee, 0.5% stamp duty or 3.3% specific business tax depending on the holding period, and withholding tax. Always use a Thai lawyer. See the Thailand buying guide and financing page; mortgages for foreigners are rare.
Most long-term foreigners in Chiang Mai rent for a season before buying. Rents are low, 12-month contracts are normal, and you can test neighbourhoods, air quality and traffic first. Condo buildings with a high foreign quota may have limits on resale to other foreigners, so check how much of the 49% allowance is already used.
Title deeds (chanote) are the strongest form of land title; other forms such as Nor Sor 3 Gor are weaker. A lawyer should check the deed, the encumbrances and permits, and confirm that the property has an occupancy certificate. Use the valuation tool as a rough benchmark and write to us through the contact page if you need a lawyer introduction.

In Chiang Mai a foreigner buys the condo, not the land: the legal structure matters more than the sticker price.

Foreigners can own a house structure in some cases, but not the land beneath it. Most buy condo units, lease land or use long-term rights. Take Thai legal advice.
Our median asking price across all listings is €149,294 but condos in Nimman or central locations command higher prices per square metre than rural houses. The wide range is shown by the quartiles: €88,783 to €342,357.
Generally yes, especially for houses and land. Bangkok has a deeper condo market and higher liquidity.
From roughly February to April, agricultural burning produces heavy smoke and poor air quality. Many residents leave during that period or use air purifiers.
A condo purchase alone does not give residency. Thailand has retirement, long-term resident and other visas; check eligibility with the embassy or an immigration lawyer.
