Sitges is a seaside town about 35 km south-west of Barcelona, linked by a commuter rail line. It is known for its beaches, nightlife, festivals and an open, international atmosphere. Buyers include second-home owners, commuters and long-term residents. Many want proximity to Barcelona, while others look at Girona in the north, or Blanes, Lloret de Mar and Roses on the Costa Brava. Terrassa is an inland industrial city, a very different market.
ITP on resales in Catalonia is 10% up to €600,000, then 11%, 12% and 13% above €600,000, €900,000 and €1.5m. At Sitges prices, many resale purchases pay 11% or more on the upper part. New builds carry 10% VAT plus AJD stamp duty. Holiday-rental licences are tightly regulated in Catalonia, so do not assume you can rent short-term; confirm the licence status of any property in writing.
