Buyer's guide: Platja d'Aro
Property for sale in Platja d'Aro splits into two markets: resort apartments within walking distance of the main beach, and large villas and houses on the wooded hills behind it. Current listings on RealEstateAbroad show a median asking price of €792,500 across 70 properties, so this is a mid-to-upper Costa Brava market rather than a budget one. This page sets out what the numbers say and what a non-resident buyer should check before making an offer.
The figures below come from current listings on RealEstateAbroad and are asking prices, not sold prices. Expect negotiation room, particularly on older houses that have sat on the market.
The spread is wide. A quarter of listings are priced below €413,660, while the top quarter starts at €1,564,903. That gap reflects the difference between a flat in the town centre and a large plot with sea views.
| Indicator | Value |
|---|---|
| Listings analysed | 70 |
| Median asking price | €792,500 |
| Middle half of listings (p25 to p75) | €413,660 to €1,564,903 |
| Median price per m² | €4,166 |
| Median size | 200 m² |
Houses lead the mix with 27 listings, followed closely by 25 apartments. There are also 9 plots of land, 5 commercial units and 4 properties classed as villas. Many of the larger homes are labelled simply as houses, so browse both houses in Spain and villas in Spain when searching here. Flats sit under apartments in Spain.
Size is a useful clue. With a median of 200 m², the typical listing is a family home, not a holiday studio. By bedrooms, three-bed homes are the biggest group (19), then five or more bedrooms (18). Only 2 listings have one bedroom and 8 have two, so small starter flats are scarce.

Platja d'Aro is a seaside town in the Baix Empordà on the Costa Brava, in the municipality of Castell-Platja d'Aro. The seafront and the busy central streets fill up in July and August, which suits owners who plan to rent out or want a lively summer. Quieter, greener residential streets sit inland and uphill, and the exclusive S'Agaró estate lies at the southern end of the bay.
Distances matter for a non-resident. Girona airport is roughly 40 km away, and Barcelona is about 100 km by road. Most buyers are Spanish and French second-home owners, plus northern Europeans who want a Mediterranean base with easy flights. Because the town is livelier than many Costa Brava villages, it works better for summer use than for a year-round quiet retreat, though a core population stays through the winter.
Neighbouring coastal towns offer different price points. Compare Lloret de Mar, Blanes and Roses along the coast, or the inland city of Girona. Barcelona is the big-city alternative if you want year-round demand.

Current listings on RealEstateAbroad show a median asking price of €792,500 across all property types, and the middle half of listings runs from €413,660 to €1,564,903. Houses are the largest group, so a three-bedroom home is the most common find. Smaller flats cost less, while large hillside plots and sea-view homes sit in the upper quartile.
It is stronger as a summer base. The town is busy and lively in July and August, and quieter in winter, though shops and services stay open. If you want a calm village feel all year, look at smaller Costa Brava places; if you want amenities and a beach town atmosphere, this works well.
Only with the right licence. Catalonia limits tourist rentals, and a property being sold with an old licence does not guarantee you can keep it. Ask the seller's lawyer for the licence number and have your own lawyer check it with the town hall before you commit.
ITP transfer tax is progressive at 10% up to €600,000, then 11%, 12% and 13% on higher bands. Add notary, registry and legal fees, and budget about 12-14% overall as an approximate figure. Confirm exact rates with a local lawyer.
Girona airport is the closest, around 40 km away. Barcelona El Prat is about 100 km and has far more routes, which is why many owners use it.
