Casares Real Estate: Costa del Sol Apartments and Villas

Casares village, a whitewashed town on a rock, sits inland in the hills; Casares Costa is the beach area at the western end of the Costa del Sol, close to Manilva and the Gibraltar side. Resort developments, golf courses and marinas are around the coast, and Málaga and Gibraltar airports are both within reach. The area suits holiday-home owners, golfers and retirees.

Foreigners may buy freely in Spain; the golden visa ended on 3 April 2025. Resale purchases in Andalusia pay ITP of about 7% (verify locally), while new builds pay 10% VAT plus stamp duty. Total costs run to roughly 10-13%. Get an NIE, check the nota simple for debts and ask for the licence of first occupation, especially on resale villas and new developments. Community fees and the IBI property tax are annual costs.

Manilva is adjacent, with Estepona and Benahavís further along the coast, and Marbella beyond. San Roque is on the Gibraltar side. Villamartin is on the Costa Blanca in Alicante province, so treat it as a different market.
