Žarnovica is a small town on the Hron river, between Banská Štiavnica, a UNESCO-listed mining town, and Žiar nad Hronom. The surrounding Štiavnica Mountains offer hiking, forests and old mining heritage. It is a quiet area, with few jobs outside local industry and services, so it appeals to remote workers, retirees and people who want a countryside house.
Banská Bystrica and Zvolen are the nearest bigger cities for hospitals and shopping.
EU citizens buy on the same terms as Slovaks. Non-EU citizens can generally buy buildings and flats, though land can be restricted, so check with a lawyer. Rural Slovak property can have fragmented ownership, with several co-owners on the title, so insist on a clean ownership sheet. Winter heating costs deserve realistic budgeting.

Banská Štiavnica, Žiar nad Hronom, Zlaté Moravce, Krupina, Partizánske and Levice are all nearby. See the Slovakia page.
