Studios in Slovakia
Studio apartments for sale in Slovakia appear in 258 listings out of 9,299. They are the cheapest entry to the Slovak market and suit students, singles and buy-to-let investors.
Current RealEstateAbroad listings put Slovakia's median asking price at €152,000, with a middle half of €81,541 to €250,000. Studios will normally sit below that median, though prime Bratislava units can be pricey per square metre.

Small flats reward careful furnishing. Built-in storage, a fold-away table and a good mattress matter more than expensive finishes, and tenants pay for light and a quiet street. If you plan to let it, budget for durable furniture, appliances and a deep clean between tenants. Photographs in listings often use wide-angle lenses, so measure rooms yourself during the viewing.
Bratislava is the main market; Nitra and Trnava have student populations.
Studios have low running costs, but fixed charges such as building management and heating are spread over fewer square metres, so each metre costs more. Rents in Bratislava are strongest for well-located studios near public transport and universities. Subtract agent fees, vacancy and furnishing to calculate net return. Compare the figure with a one-bedroom flat in the same building, because the extra bedroom often adds more rent than it adds price.
Buyers are mostly local investors and parents buying for students, plus some foreign buyers who want a small pied-à-terre. Tenants tend to be students, early-career workers and short-stay professionals. Check the building rules on short lets before relying on holiday-rental income, and ask about neighbouring blocks that might add supply.
Our Slovakia buying guide explains the process.
A studio's yield depends more on the street than on the square metres.
