Houses in Slovakia
Houses for sale in Slovakia are the biggest group on our Slovak listings, at 3,785 out of 9,299. Many are family homes in towns within reach of Bratislava, where lower prices attract buyers priced out of the capital.
All figures are asking prices from current listings on RealEstateAbroad across Slovak property types.
| Measure | Slovakia (all types) |
|---|---|
| Listings in Slovakia | 9,299 |
| Median asking price | €152,000 |
| Middle half (p25-p75) | €81,541 - €250,000 |
| Median price per m² | €1,647 |
Three-bedroom homes lead the country with 1,443 listings, followed by four-bedroom (1,078) and five-plus (879). That is the pattern of a house-heavy market with generous plots.
Slovak winters make heating the largest running cost. Older houses may rely on gas boilers or solid fuel, while newer ones use heat pumps. Ask for energy certificates and the last twelve months of bills, and check the insulation of walls and roof. Government and bank programmes have offered grants and loans for energy upgrades, but conditions change, so confirm what is available before you plan a renovation.
Bratislava has houses mostly on the outskirts. Commuter belts include Senec, Dunajská Streda and Galanta. Trnava and Nitra are historic regional cities, and Nové Zámky and Komárno lie near the Hungarian border and offer lower prices.
Foreigners may buy houses in Slovakia. Agricultural and forest land is restricted to Slovak and, in practice, EU buyers who meet conditions. Ownership transfers only when the contract is registered in the cadastre, so the period between signing and registration is usually handled through a lawyer-held escrow. Slovakia does not levy a property transfer tax at the time of writing, but there are cadastre and legal fees; verify with a local lawyer. See our Slovakia buying guide.
A Slovak house is yours only once the cadastre says so, so keep the money in escrow until then.

Yes, though agricultural and forest land is restricted.
3,785 of 9,299.
Not at present, but legal and cadastre fees apply; verify.
Southern towns like Nové Zámky and Komárno cost less than Bratislava's commuter belt.
Strongly advisable, particularly for escrow.
