Bratislava leads in volume and price, from historic centre flats to panel blocks in the large suburbs. Nitra and Trnava are university and industrial cities, and Komárno and Nové Zámky are smaller.
Many Slovak flats are in prefabricated panel blocks built in the communist era; they can be well located but vary in insulation and refurbishment. New developments in Bratislava offer modern specs at higher prices. Ask about the building's repair fund (fond opráv) and any planned renovations.
The usual order is reservation, purchase contract, payment into escrow, registration in the cadastre and handover. Foreigners can buy flats without special permission. Our Slovakia buying guide gives details, and the financing page covers mortgages.
Check the building's repair fund before you fall in love with a Slovak flat.
Rents in Bratislava have risen steadily with the city's growth as an outsourcing and technology centre, and young professionals and international students create steady demand for modern one- and two-bedroom flats. Outside the capital, rents are lower and tenants fewer, so a flat in a small town is better for owner-occupation than for investment. When you price a purchase, subtract agent and legal fees, utilities, building charges and a vacancy allowance to see the realistic return.
