Buyer's guide: Zutphen
Zutphen is one of the Netherlands' better-preserved medieval towns, and it is also where €375,000 buys a house rather than a flat. We currently list 97 properties, 85 of them houses. Prices are well under the Randstad levels you see around Amsterdam and Utrecht.
Asking-price data from current RealEstateAbroad listings:
| Indicator | Value |
|---|---|
| Median asking price | €375,000 |
| p25 to p75 range | €315,000 to €475,000 |
| Median price per m² | €3,606 |
| Median size | 105 m² |
| Total listings | 97 |
There are 85 houses and 12 apartments in the listings. Three-bedroom homes are the biggest group at 32, then four-bedroom homes at 28. Two-bedroom homes number 16, five-plus bedrooms 14, and one-bedroom homes five. This is a market for households wanting a proper house with a garden, and the low apartment count means investors seeking small flats will need patience.
Zutphen lies where the Berkel meets the IJssel, and its Hanseatic past is visible in the old centre, with narrow streets, towers and a well-known library. It has rail links towards Arnhem, Deventer and Apeldoorn, which makes a regional commute realistic without a car.
Buyers tend to be Dutch households priced out of the west, retirees who want a lively historic town, and some Germans and other Europeans looking at the eastern Netherlands. For comparison, Deventer is the closest larger town up the river, Lochem is a smaller country market to the east, and Apeldoorn is a bigger city a little further west.

Yes. The median asking price of €375,000 is clearly below the levels in listings around Amsterdam, and the price per m² of €3,606 reflects that.
Houses, at 85 of 97 listings. Apartments are a small minority at 12.
It is possible by train with changes, but Zutphen suits those working in Gelderland and Overijssel better than daily Amsterdam commuters.
Not because of nationality. Dutch transfer tax depends on whether the home is your main residence (2%) or not (8%).
