Houses account for 102 listings, apartments for 34 and villas for 3. The bedroom split is wide: 37 two-bedroom, 25 one-bedroom, 25 with five or more, 23 three-bedroom and 15 four-bedroom. The smaller units near the beach suit second-home buyers, while larger houses sit further inland. See apartments and villas.
Zandvoort has a wide beach, dune landscape and an F1 circuit that has hosted the Dutch Grand Prix in recent years. Trains reach Amsterdam in about half an hour. Haarlem is the nearest city, and neighbours include Haarlem, Heemstede, Hillegom, Lisse, IJmuiden and Noordwijkerhout. Summers bring crowds and event noise, so visit in both seasons.
Salt air, wind and sand are tough on windows, balconies and cars, so look closely at the condition of frames and the owners' association's maintenance fund when buying a flat. Parking is tight in summer, and event weekends change the feel of some streets. In winter many seasonal businesses close, so visit in January as well as July. Compare mortgage options and owner-occupier rules, since some buyers choose Zandvoort for a permanent home and commute to Amsterdam rather than keeping a pure holiday flat.
Foreigners can buy freely in the Netherlands, but transfer tax is 8% for homes you will not live in, against 2% for your own residence. Check municipal rules on holiday letting and second homes before you count on rental income. Ask about the homeowners' association (VvE) fees on flats.
