Houses dominate: 80 of 97 listings, against 16 apartments and a single villa. Four-bedroom homes lead with 36 listings, followed by two-bedroom (23) and three-bedroom (20) properties, and 13 homes with five or more bedrooms. One-bedroom flats are scarce at just four listings, so single buyers will find a thin choice.
Woerden is an old fortified town with a moated castle, a market square and canals running through its centre. It is a regional hub rather than a commuter dormitory, with shops, schools and a rail station on the Utrecht line. Residents cycle for most errands, and the surrounding polders give quick access to open countryside.
That mix attracts families leaving Utrecht or Amsterdam for more space. It also appeals to buyers who want a smaller-town feel without losing the Randstad job market.
Neighbouring places include Bodegraven, a short drive to the west. Further afield, Gouda and IJsselstein are separate markets within the same region, and Maarssen and Vleuten lie closer to Utrecht.
Buying in the Netherlands is straightforward legally but competitive in practice.
Transfer tax is 2% for owner-occupiers and 8% for other homes. Details on lending for foreigners are in our Netherlands mortgage guide, and the full process is in the property buying guide. Back to the Netherlands overview to compare other regions.

It is roughly 20 km by road, and trains connect the two towns, so many residents commute. Check the timetable for your preferred working hours.
The median asking price in our listings is €500,000, with the middle half between €435,000 and €625,000. Larger family houses sit towards the top.
The stock is mostly family houses with three to five bedrooms, and the town has schools and cycling routes. That fits families better than single buyers.
Not legally, but you will need to pay the deposit and costs to the notary's account. A Dutch account makes mortgages and bills easier.
