The Dutch Leather and Shoe Museum recalls the town's industrial past, and today logistics, services and small manufacturers employ many residents. The Efteling theme park lies just to the north-east in Kaatsheuvel, and the Loonse en Drunense Duinen national park is nearby for walks and cycling. Tilburg and Den Bosch are each about 15 to 25 minutes by car, and the A59 motorway runs along the south side. The town has no railway station of its own, so buses and cars link to rail at Tilburg or Den Bosch. Buyers are Brabant families and commuters who find Tilburg or Den Bosch pricier, and the neighbourhoods range from 1960s estates to new-build areas.
Foreigners can buy freely. Transfer tax is 2% when you will live in the home and 8% for other homes, so verify how the rate applies to you. The usual route is an offer through an agent, a purchase agreement with a short cooling-off period, then the deed at a notary. Mortgages depend on Dutch-style income documentation, and lenders require valuation reports. Our Dutch buying guide and mortgage page set out the steps.
Waalwijk is a Brabant house market: plenty of four-bed family homes, almost no flats.
Tilburg, Oosterhout, Vught, Den Bosch and Goirle are nearby. Gorinchem is across the river in South Holland. See the Netherlands page.
