Bedrooms: 7 one-bed, 19 two-bed, 34 three-bed, 19 four-bed and 16 with five or more. The top quartile reaches €957,500, so there is a real luxury tier among the detached homes near the woods.
Soest has a historic village core and a large, newer suburban area. To the east lie the Soester Duinen sand dunes and the wooded Utrechtse Heuvelrug, popular for walking and cycling, and the former royal Soestdijk Palace stands nearby. The district of Soesterberg, with its former air base, is part of the municipality.
The town has train and road links to Amersfoort and Utrecht. Baarn is the immediate neighbour and tends to cost more, while Amersfoort offers the nearest big-town facilities. Hilversum, Zeist, Leusden and Bunschoten-Spakenburg, a traditional fishing village, are all within a short drive.
Foreigners can buy freely. Competition is strong, so be ready with finance before viewing and decide your ceiling in advance. After the offer, expect a purchase agreement, a three-day reflection period and a notary-led transfer. Transfer tax is 2% for homes you will occupy.
If you buy a detached house close to woodland, ask about building restrictions and nature-protection rules that limit extensions. See the Netherlands country page, the financing guide and the consultation guide, or test costs with our mortgage calculator.

It combines woodland, schools and rail links, which is why three- and four-bedroom homes dominate our listings.
Baarn is a smaller, pricier neighbour. Check Baarn listings to compare.
It is possible but harder. Ask Dutch banks early and prepare for a larger deposit.
Some areas have nature-protection rules that affect extensions and trees. Ask the municipality.
Yes. A civil-law notary handles the deed and registration.
