Nijverdal sits in the Hellendoorn area of Overijssel, on the edge of the wooded Sallandse Heuvelrug. Buyers here tend to be Dutch families priced out of the Randstad, commuters who work in Almelo, Hengelo or Zwolle, and foreigners who want space and green surroundings for a fraction of Amsterdam money. The village has an industrial textile past, which explains the mix of older workers' housing and newer estates.
If you want a wider choice or more urban facilities, Almelo, Hengelo and Deventer are all within regional reach, and Raalte is another smaller-town market.
Foreigners can buy freely in the Netherlands. Transfer tax is 2% if you will live in the home yourself and 8% for other homes such as investment or second properties, so say clearly how you intend to use it. Add the notary, valuation and possibly a surveyor (bouwkundig keuringsrapport). After the purchase agreement is signed there is a three-day cooling-off period.
See the national Netherlands property page, the financing guide and the buying process for foreigners. The mortgage calculator helps you test a budget.

Yes. The median asking price of €464,250 across our 62 listings is well under typical asking levels in Amsterdam or Utrecht, and homes are larger, with a median of 114 m².
Yes, there is no general restriction on foreign buyers in the Netherlands. Dutch mortgage lenders are stricter with non-residents, so many foreign buyers use cash or a home-country loan.
The tax is 2% for an owner-occupied home and 8% for other residential property. Check your intended use with a notary before signing.
Not really. Only 8 of 62 listings are apartments, so Nijverdal suits buyers who want a house, not a city flat.
