Buyer's guide: Nijmegen
Nijmegen has 408 properties on RealEstateAbroad, with a median asking price of €425,000. It claims to be the oldest city in the Netherlands and combines a large university with a riverfront setting close to the German border. Houses make up 307 of the listings, apartments 99.

| Measure | Value |
|---|---|
| Active listings | 408 |
| Median asking price | €425,000 |
| Middle half (p25 to p75) | €338,750 to €595,000 |
| Median price per m² | €4,787 |
| Median size | 97 m² |
There are 307 houses, 99 apartments and 2 villas. Bedrooms: 108 two-bedroom, 106 three-bedroom, 78 four-bedroom, 61 one-bedroom and 49 with five or more. Prices per m² are notably higher than in nearby Overijssel towns, reflecting demand from students, hospital staff and commuters to Arnhem. See Dutch house and apartment pages.
The city is on the Waal river, with a historic centre, a large Radboud University campus and a district of Nijmegen-Noord across the bridge. Rail links reach Arnhem, Utrecht and Amsterdam, and Germany is minutes away.
Commuter towns around it include Elst, Wijchen, Huissen, Cuijk and Zevenaar. Arnhem is the nearest larger city. Elst and Wijchen are popular with families wanting more space at a lower price.
Look at the energy label, since older terraced homes in the centre and in Nijmegen-Noord can need insulation work, and ask the seller's agent for the association of owners' (VvE) accounts if you are buying a flat. Check ground-lease (erfpacht) status, which is less common here than in Amsterdam but still worth confirming, and whether the street sits in a flood-protection zone along the Waal. A structural survey costs a few hundred euros and often gives you leverage in negotiation. Use our mortgage calculator to model monthly costs.
Transfer tax is 2% for owner-occupiers and 8% for other homes. Bidding is competitive, so be ready to act quickly and arrange finance first. A notary completes the transaction, and there is a three-day cooling-off period after signing the purchase deed. Non-residents can buy, but local mortgages are hard to arrange; see our Netherlands financing page and the Netherlands overview.
