Houses: 194; apartments: 17; villas: 10. Four-bedroom homes lead (90), followed by three-bedroom (65), five-plus (34), two-bedroom (22) and one-bedroom (4). Terraced and semi-detached houses with gardens are standard. For national supply see Dutch houses, apartments and villas.
Most neighbourhoods were planned with cycle paths, parks and primary schools within walking distance, which suits families. Energy labels vary by build year, so factor in insulation upgrades when comparing older houses.
Lelystad was founded in 1967 on land reclaimed from the former Zuiderzee. Its districts include Zuiderzeewijk, Boswijk and the harbour area around Bataviahaven, home to the Batavia Stad outlet and a replica ship. The Oostvaardersplassen nature reserve is on the doorstep. Trains reach Amsterdam in 35 to 45 minutes, which draws commuters priced out of the capital.
Buyers include Amsterdam-area families, relocating professionals and investors in rental homes. Compare Almere, Dronten, Zeewolde, Harderwijk, Ermelo and Nunspeet.
Foreigners can buy freely. Transfer tax is 2% for homes you will live in and 8% for other homes, so a foreign buyer who does not occupy the property pays the higher rate. A notary handles the deed. Asking prices are often exceeded in competitive neighbourhoods, and conditions such as financing or building inspection are usual. Non-resident mortgages are possible but limited.
