Houses are 227 listings, apartments 41 and a single penthouse. Four-bedroom homes lead (101), then 46 two-bed, 40 one-bed, 36 three-bed and 27 five-plus. Most of the houses are in modern suburban districts such as Floriande or Overbos, built in the last few decades. See the Netherlands apartment page.
The airport and the business parks along the A4 make Hoofddorp popular with airline staff, logistics and finance workers, and international families. Aircraft noise varies by flight path, so check the noise contours for any address. A railway station and bus routes connect the centre to the wider Randstad. Neighbouring options include Nieuw-Vennep, Aalsmeer, Haarlem, Heemstede, Hillegom and Lisse.
The Haarlemmermeer polder lies below sea level and is flat and windy.
Floriande is a newer neighbourhood with canals and family housing, Toolenburg is established and leafy, and the centre has apartments around the station. Overbos is a newer district to the southwest. Prices differ more by street than by district, so use the asking-price range of €465,000 to €675,000 as a guide and check recent sales through your agent. Ask about school catchments and cycling routes, as families here rely on bikes.
An accepted offer becomes a purchase agreement, followed by a three-day cooling-off period, then the notary transfers ownership. Transfer tax is 2% for an owner-occupier and 8% for other homes. Non-residents without a BSN find it difficult to borrow, so plan for cash or home-country finance.
