The Gooi setting

Bussum lies in Het Gooi, a wooded, affluent area east of Amsterdam, with a compact centre around the Brinklaan shopping street and villa districts of detached homes. Heath and woodland are nearby, and the area attracts media professionals and families. Trains link the town with Amsterdam and Utrecht, and Schiphol is reachable by train.

Neighbouring towns are all within a short ride: Naarden with its star-shaped fortifications, Hilversum, the region's largest town, Huizen by the Gooimeer, and Weesp and Baarn. Almere offers newer housing across the water at lower prices.

How buying works in the Netherlands

Competitive bidding is common: homes are often sold above the asking price, so decide your maximum before viewing. Once your bid is accepted, a purchase agreement is signed and you have a three-day cooling-off period. A civil-law notary completes the transfer.

Transfer tax is 2% for an owner-occupier and 8% for other homes. Add notary and survey costs. Apartments come with an owners' association (VvE), so check the reserve fund and maintenance plan, and ask whether ground lease (erfpacht) applies. See the Netherlands guide, financing and consultation pages.

Buying property in Bussum: FAQ

Is Bussum expensive?

It is pricier than most of the Netherlands outside Amsterdam. Our data shows a median of €5,638 per m², reflecting its commuter appeal and greenery.

Can foreigners buy a home in Bussum?

Yes, there is no general restriction on foreign buyers. Financing for non-residents is harder, so many arrive with a deposit or cash.

How much is transfer tax?

2% if you will live in the home, 8% for other residential property. Confirm the current rate with a notary.

Why do Dutch homes sell above asking?

Supply is tight and sellers set low asking prices to attract bids. Your agent can show recent sale prices.

What should I check on an apartment?

The VvE's finances, planned works and whether ground lease applies.
