Berkel en Rodenrijs is the main town of the municipality of Lansingerland, in Zuid-Holland, close to Rotterdam The Hague Airport and the A12 and A13 motorways. A RandstadRail line connects it to Rotterdam and The Hague, which is the main reason for its popularity with commuters. The surrounding land is polder with greenhouses, and the town has a modern centre with shops.
Buyers are dual-income families working in Rotterdam, The Hague and Delft.
Foreigners can buy without restriction. Transfer tax is 2% for an owner-occupied home and 8% for other homes, so overseas investors and second-home buyers pay 8%. Expect to pay a notary, plus a valuation and building survey, and offer subject to financing is common, though bidding above asking is usual in this region. Tenant protection and rent regulation affect investors; mid-rent rules now cover many rentals.

Bergschenhoek is adjacent in the same municipality, and Zoetermeer, Delft and Rotterdam are within roughly 15 to 25 minutes. Nieuwerkerk aan den IJssel and Capelle aan den IJssel are to the east.
