Buyer's guide: Zejtun
Property for sale in Zejtun, Malta, is a market of maisonettes, apartments and penthouses in a traditional town in the south-east. Current listings on RealEstateAbroad show 1,148 properties, a median asking price of €372,000 and about €3,057 per square metre. It is cheaper than the Sliema and St Julian's coast, but not cheap by European standards.
The numbers come from listings on RealEstateAbroad and are asking prices. Half the listings are priced between €289,500 and €595,000, centred on a median of €372,000. The median home covers 124 m². Because Malta is small, the Zejtun listing set probably includes properties from the wider south-east area, so check each address on the map.

Three-bedroom properties are the largest group (562), then two-bedroom (359), one-bedroom (69), four-bedroom (61) and five-plus (16). Maltese apartments typically come in blocks of three or four floors with a shared roof, and penthouses are often sold with roof rights.
Browse the Malta category pages for apartments, houses, penthouses and townhouses, or villas and studios if you want something different. The cheaper Malta listings page helps with smaller budgets.
Zejtun (Żejtun) is an old town with a parish church and a market square, set inland in Malta's south-east between Valletta's urban area and the fishing village of Marsaxlokk. It is a local community rather than a resort, with bus links, supermarkets and schools. The Malta International Airport and Valletta are roughly 15 to 25 minutes by car.
Neighbouring towns include Marsascala, with a bay-side promenade, Zabbar and Paola. Buyers here tend to be local families and expatriates working at the airport, ports and on the island's gaming and finance sector who want to spend less than in Sliema or St Julian's. Parking is tight in older streets, so check whether a garage comes with the home.
Malta is open to foreign buyers but regulates them:
Malta also runs residence schemes for property owners, with different value requirements. Always confirm with a Maltese notary. Our Malta buying guide covers the process, and Malta financing summarises bank requirements for non-residents.
Everyday life in a Maltese town is inexpensive compared with the coast, but property upkeep has its own quirks. Many older houses use limestone and flat concrete roofs that need waterproofing every few years, and the sea air accelerates corrosion on balconies and fittings. If you buy a block apartment, ask who owns the roof and what the shared costs are.
Utilities are metered and moderate, and local property tax is not charged on residential homes, though non-residents who let property pay tax on rental income (a 15% final tax is an option). Because building works are heavy near Zejtun and Marsascala, inspect the surrounding street for construction plans. You can check a price with the valuation tool, or talk to us through the contact page.
If you want a coastal address, compare Sliema and St Julian's. Quieter central towns include Birkirkara, Mosta and Qormi, and Zejtun's nearest seaside neighbour is Marsascala. The Malta country page lists all towns.
Zejtun is a lived-in Maltese town: you pay less than on the Sliema coast and you are buying into a community, not a resort.

Yes, with an AIP permit from the Maltese authorities. The property must meet a minimum value, and the permit is normally granted when the purchase is for personal use or residence.
The median asking price in our listings is €372,000 for all property types, with the middle half between €289,500 and €595,000. Smaller apartments will be below the median.
The standard rate is 5% of the transfer value, normally paid by the buyer. Reduced rates apply in some cases, such as for first-time buyers, so check with a notary.
Zejtun is inland, but Marsaxlokk and Marsascala bay are a short drive away. For direct sea views you may need to look at nearby coastal towns.
A top-floor apartment, often with terrace and sometimes roof rights. Check what is included, including the airspace above and who maintains the roof.
