Buyer's guide: Safi
Safi is a small village in the south of Malta, a few minutes from the international airport and the Marsa Scirocco coast, and a steady source of mid-priced flats and penthouses. Current listings show 180 properties with a median asking price of €375,000.
All figures are asking prices from current listings on RealEstateAbroad. The middle half of the market is unusually tight, between €340,120 and €460,000, which reflects the uniformity of the stock: blocks of new-build flats and penthouses.
| Measure | Safi |
|---|---|
| Listings | 180 |
| Median asking price | €375,000 |
| p25 to p75 | €340,120 to €460,000 |
| Median price per m² | €3,370 |
| Median size | 115 m² |
Apartments (102) and penthouses (45) make up most of the market, with 28 houses, 4 plots of land and 1 commercial unit. Bedrooms cluster at three (109) and two (59); there are only 3 one-bedroom and 1 four-bedroom listing in the sample. That points to a family-sized apartment market in a village location, not a studio-investor one.
See the national selection of penthouses for sale in Malta and apartments for comparison, or townhouses if you want a traditional house of character.
Safi sits between Żurrieq, Kirkop and Mqabba in the south-central part of Malta. The area is quiet, with limited shopping in the village itself; most residents drive to nearby towns. Malta International Airport at Luqa is close, which suits buyers who commute abroad. Valletta is roughly 20 to 30 minutes by car.
The neighbours are practical comparisons: Żurrieq has a larger town centre, Kirkop and Mqabba are similarly small, Qrendi has a more rural feel and Luqa is right beside the airport.
Safi's tight price band says the choice is about the block and the floor, not the town.
Maltese law places limits on non-EU buyers. A non-EU national generally needs an Acquisition of Immovable Property (AIP) permit to buy outside designated schemes, and the price floors are €174,274 for an apartment and €300,619 for a house, with lower thresholds in Gozo and the south (verify the current values with a notary). Stamp duty is typically 5% of the price, with reductions for certain buyers, plus notary fees and an agency commission of about 3% to 5% (approx.; verify locally).
The euro is the currency, and local lenders will consider foreign buyers on a case-by-case basis; see the Malta financing guide. The Malta buying guide explains the contract stages, and the Malta country page provides context.

EU citizens do not need one. Non-EU buyers usually need an AIP permit, and you should ask a Maltese notary which price floor applies.
In our sample, 45 of 180 listings are penthouses. They typically come with roof terraces, but check roof rights and maintenance in the deed.
The standard rate is 5% of the property price, with relief for certain qualifying buyers. Verify the rate and any exemption with a notary.
Yes, Malta International Airport is only a few minutes away by road, which can mean aircraft noise on some streets. Visit at different times of day.
