Buyer's guide: Mgarr
If you search property for sale in Mgarr, RealEstateAbroad currently shows 267 listings with a median asking price of €585,000. This Mġarr is a village in the northwest of Malta island, near Golden Bay and Għajn Tuffieħa, not to be confused with the Mġarr ferry harbour on Gozo.

Apartments are 122 listings, penthouses 96, houses 28, plots 17, villas 2 and commercial 2. By bedrooms: 156 three-bed, 43 two-bed, 24 four-bed, 6 one-bed and 5 five-plus. Penthouses are an unusually big share, which suggests new blocks with large terraces. See Maltese penthouses.
Mġarr is rural and spread out, with fields and a village centre. The beaches at Golden Bay and Għajn Tuffieħa are a short drive away, and the ferry terminal to Gozo is at Ċirkewwa, not far. Nearby places are Mellieha, Manikata, Rabat, Mtarfa, Mosta and St Paul's Bay.
A car is necessary, and buses are less frequent than in the south. Confirm the listing location, since the same name is used on Gozo.
Mġarr is mainly agricultural land and low-density housing, so new apartment blocks stand out. Compare finishes, soundproofing and the quality of common areas, and ask for the building permit and compliance certificate. If a penthouse is on offer, check whether the roof terrace and the airspace are included in the sale. The village is outside the main nightlife areas, so buyers tend to be families and those wanting space and quiet at lower prices than the northeast coast.
EU nationals can buy freely; non-EU nationals normally need an AIP permit, with thresholds of €174,274 for apartments and €300,619 for houses (lower in Gozo and the south). The promise of sale is followed by the final deed, with stamp duty of approx. 5%. A notary does the searches.
