Traditional terraced houses in Hamrun often have narrow frontages, high ceilings and a rear courtyard, so conversion potential is the selling point.
Expect works to take time, as many streets are narrow, contractors need permits for skips and scaffolding, and neighbours share party walls that complicate structural changes.
Hamrun's main street is lined with shops and bakeries, and the parish festas are a big annual event. It is minutes from Valletta, the Marsa industrial area and the bus network, which makes it practical for commuters and landlords. Streets are tight and parking is difficult.
Compared with Sliema or St Julian's, prices are lower, although regeneration has pushed them up. Qormi and Birkirkara are comparable central markets.
Non-EU purchasers normally need an Acquisition of Immovable Property permit unless buying in a designated scheme, and are usually restricted to one residence. Stamp duty is about 5% of the price, with notary, agent and survey costs on top. Always check planning permits, party-wall arrangements and airspace rights, which are valuable in dense towns.
