There are 40 houses, 6 plots, 5 villas and 1 apartment. Large homes dominate: 18 have four bedrooms and 17 have five or more, against 4 with three and 2 with two. Gozo's character houses are traditional farmhouses with stone walls and pools, many converted. See the Maltese house listings and villa page.
Għasri is a small village with a deep valley, the Għasri Valley, and a coastline of cliffs and bays. The ferry from Mġarr to Malta takes about 25 minutes, and Victoria (Rabat), the island's capital, is a short drive. Neighbouring villages in our list are Għarb, Kerċem, San Lawrenz, Żebbuġ and Fontana, with Victoria as the main town. The pace is slow and many owners use properties as second homes or retirement bases.
EU citizens can buy property in Malta on the same terms as Maltese, though a second home may need a permit in some cases. Non-EU buyers need an Acquisition of Immovable Property (AIP) permit, and Gozo and the south have lower value thresholds than Malta's north; the standard thresholds are €174,274 for an apartment and €300,619 for a house. Duty on documents is 5%, and first-time buyers pay none on the first €200,000. Ask a notary about the title, any outstanding ground rent and planning permits.
See our Malta buying guide, the financing page and the Malta overview.
