Fifty listings have three bedrooms, 10 have two, 1 has four and 1 has five or more. The tight spread suggests a single development with similar units. Compare Maltese apartments and penthouses across the island.
Fort Cambridge is a residential address in the Sliema area on Malta's northern harbour coast, one of the island's busiest residential and shopping districts. Sliema and St Julian's are the immediate comparisons for price and lifestyle; Birkirkara is a larger town inland. Since we hold no coordinates, check the exact location with the agent.
A three-bedroom apartment of around 190 m² is far bigger than the typical Maltese flat, so you are buying at the top of the market. Ask about the sinking fund, the common-parts maintenance charge and the parking allocation, which in Sliema can be a separate and valuable item. Seafront views, finishes and outdoor space explain much of the variation inside the narrow quartile band. Request the permit history, the condominium contract and the energy performance certificate. Under Maltese practice, you sign a promise of sale (konvenju) with a deposit, usually around 10%, before the final deed.
EU citizens can buy freely. Non-EU buyers generally need an Acquisition of Immovable Property (AIP) permit unless the property is in a designated zone, with thresholds of €174,274 for apartments and €300,619 for houses; a €1,340,000 apartment is far above them. Duty on documents is typically 5%, and a notary handles the promise of sale and the final deed.

The tight price band suggests so, but check each listing for its building and floor. The listings do not give a development name, so confirm the building directly.
Usually, through the AIP permit, unless the property is in a designated zone. A notary can confirm which applies. The AIP permit is a separate application and takes time, so build that into your timetable.
Duty on documents is generally 5% of the price, with reductions in some owner-occupier cases. Check with a notary. Ask the notary to confirm any exemption for owner-occupiers.
Sliema is one of Malta's most sought-after districts, and the units here are large at a median of 193 m². Prices also reflect the finish and the view.
