Buyer's guide: Higashiyama
Property for sale in Higashiyama on RealEstateAbroad refers to the Niseko resort district in Hokkaido (the coordinates point to the ski area, not the Kyoto ward of the same name). Median asking prices are €779,441, and land, chalets and condominiums serve ski-resort buyers from overseas.
Figures are asking prices from current listings; the wide range between lower and upper quartile shows how much location and building type matter in a resort.
| Indicator | Value |
|---|---|
| Listings | 50 |
| Median asking price | €779,441 |
| Lower to upper quartile | €393,957 to €1,635,851 |
| Median price per m² | €7,774 |
| Median size | 154 m² |
Houses account for 23 listings, land 17, apartments 8, a penthouse 1 and a commercial unit 1. Three-bedroom homes lead (13 listings), with 6 one-bedroom units and 6 with five or more bedrooms. The 17 land listings matter here because many buyers build or rebuild a chalet. See land in Japan, houses in Japan and apartments in Japan for broader comparisons.
This area sits on the southern flank of the Niseko mountains on Hokkaido, famous for powder snow and a winter season that draws visitors from Australia, Asia and Europe. The immediate neighbours in our data are Hirafu, Niseko, Hanazono, Kutchan and Rusutsu. Sapporo is the large city and transport hub, roughly two hours or more away by road, so it is a different market.
Because demand is seasonal, rental income concentrates in winter, and snow clearing, heating and summer maintenance are real running costs.
Japan does not restrict foreign ownership of land or buildings, and you do not need to be a resident. Title is freehold for most land, and registration is through a judicial scrivener (shihō shoshi). Expect acquisition tax, registration tax and annual fixed asset tax, with 10% consumption tax on new buildings from developers.
Banks are cautious with non-resident borrowers, so many overseas buyers pay cash. Short-term letting requires a licence under Japan's minpaku or hotel rules, which limit nights per year, so confirm the permitted use before buying a ski property for rental. See the Japan country page, the Japan buying guide and financing in Japan.

The listings we hold are in Hokkaido's Niseko area, based on their coordinates. A different Higashiyama exists in Kyoto, so check the address in each advert.
Yes, Japan does not restrict foreign buyers, and no residency is required. Land is usually freehold.
The median asking price across all listings is €779,441, and the top quarter starts at €1,635,851. Houses and larger chalets sit above condominiums.
Only under the proper licence, as short-term rental rules limit nights and require registration. Check before you buy.
Rarely for non-residents. Many overseas buyers pay cash or use equity from a home elsewhere.
