Land in Japan
Land for sale in Japan accounts for 755 listings in our database, against 7,856 in total. Freehold ownership by foreigners is allowed, which makes a plot a genuinely long-term asset. The catch is that what you may build is controlled by detailed zoning, and not every cheap plot can hold a house.
Japan classifies land into urbanisation promotion areas, urbanisation control areas and others. In control areas, building is heavily restricted. Within urban zones, twelve use categories decide whether you can put up a house, shop or small factory, and set floor-area and building-coverage ratios. Ask the municipality for these figures before you pay a deposit.
Under the building code, a plot must normally front a road at least 4 m wide for a width of at least 2 m. Plots behind narrow lanes or cut off by neighbours may need set-backs, which shrink usable space. This often explains bargain asking prices.
The national median asking price across all property types is €494,211 in current listings on RealEstateAbroad, with about €5,510 per m². Land in central Tokyo or Osaka is very expensive; plots near Sapporo, Fukuoka and Nagano are lower, and Hirafu ski plots carry a resort premium. Rural agricultural land requires special permission from the agricultural committee and generally cannot be freely built on.
A Japanese judicial scrivener handles registration. Pay close attention to boundary confirmation, utility connections (sewer, gas, water) and ground survey, since soft soils raise foundation costs. Our Japan financing page explains why most land is bought with cash, and you can see completed homes on the house listings page.
A plot carries annual fixed-asset and city-planning tax even if empty, and it must be kept clear of weeds and hazards. Resale takes patience in rural areas, where buyers are few; central plots sell faster. Think carefully about your exit before you commit to a remote parcel.

Yes, with freehold title and no nationality test, though a few security-sensitive areas have reporting rules.
Agricultural land is protected; converting it for housing needs permits, and buying it may require farming intent.
Land values vary. Central areas have been strong, while many rural areas have seen steady decline due to population decrease.
Yes. A survey confirms boundaries and area, which are often disputed in older plots.
