Buyer's guide: Yokohama
Yokohama is Japan's second-largest city and a 30-minute train ride from central Tokyo. Our Yokohama real estate listings number 184, with a median asking price of €253,601, considerably below Tokyo's core wards, which is why many commuters and overseas buyers look here.
Prices are asking prices from current listings on RealEstateAbroad, converted from yen to euros, so exchange-rate movements will change the euro figure.
| Indicator | Value |
|---|---|
| Listings | 184 |
| Median asking price | €253,601 |
| Middle half (p25 to p75) | €197,628 to €365,998 |
| Median price per m² | €3,584 |
| Median size | 72 m² |
Of the listings where a property type is recorded, 115 are apartments (Japanese 'mansions', meaning condominium flats) and 22 are houses. Three-bedroom homes dominate (119), followed by four (26), two (21), one (7) and five-plus (4). That reflects typical family-size layouts rather than studio flats. For more, see apartments in Japan and houses in Japan.
Minato Mirai, the waterfront business and entertainment district, and Kannai, the historic downtown, have high-rise condos with harbour views. Motomachi and Yamate on the bluff above have an international heritage: foreign merchants settled there after the port opened in the 1850s. Kohoku New Town and Aoba-ku in the north-west are planned suburbs with parks and good rail links, popular with families. Totsuka and Kanazawa-ku to the south have more affordable options, and Kamakura is a short train ride south for beaches and temples.
The Tokyu Toyoko line, JR lines and the Minato Mirai line connect to Shibuya and Tokyo Station, and Haneda Airport is about 30 minutes away. Yokohama has a large port, shipbuilding and automotive industry presence, as well as many international companies.
Japan's annual cycle also affects timing. Prices for new condominium towers around Minato Mirai are often set by developers in launch phases, while resale flats in Kohoku or Totsuka are negotiated individually. Newer buildings usually sell at a premium, whereas condominiums over 30 years old are often much cheaper, though loans on them are harder to arrange and repair reserves matter more.
Yokohama is the sensible compromise: a major city of its own, with Tokyo access at a lower price per square metre.
Non-residents can generally buy property in Japan, but local practice has quirks.

Generally yes. Our median asking price of €253,601 is for a 72 m² home, and central Tokyo wards usually cost considerably more per square metre.
Minato Mirai, Kannai and Motomachi are popular with international residents, while Kohoku and Aoba-ku suit families.
It is difficult unless you have a permanent residence visa or Japanese income. Many overseas buyers pay cash.
Monthly management and repair-reserve fees, plus annual fixed-asset and city-planning tax. Ask the agent for the exact figures.
About 25 to 40 minutes to Shibuya or Tokyo Station, depending on the line and starting station.
