Buyer's guide: Okinawa
Okinawa is Japan's subtropical island prefecture, with coral beaches, its own Ryukyu culture and a mild winter. Our database lists 219 Okinawa real estate properties with a median asking price of €394,239, covering island houses, resort condominiums and some commercial buildings.
All numbers are asking prices from current listings on RealEstateAbroad, converted from yen to euros.

Houses (109) lead apartments (66), with 16 commercial buildings and 2 plots. Three-bedroom homes are the biggest group (63), then two (36), four (31), five-plus (22) and one (11). The relatively large median size reflects detached houses with parking, which is practical on an island where most people drive. See national comparisons on houses in Japan and apartments in Japan.
Condominium units are mostly in Naha, Urasoe and Chatan, while detached homes appear throughout the central and southern parts of the island.
Most of the property market sits on Okinawa's main island. Naha, the prefectural capital, has the airport, the monorail and the Kokusai-dori shopping street. Chatan's American Village and nearby Kitanakagusuku are popular with expatriates, and Ginowan and Urasoe are dense residential cities. Further north along the west coast, Onna and Nago host resorts and sea-view houses with beach access, and the Churaumi Aquarium is a major attraction. US military bases occupy a large part of the central island, which affects noise levels in some districts and creates demand from foreign service families.
The climate is warm all year, with a typhoon season from summer to autumn. Houses are commonly built of reinforced concrete to withstand typhoons, salt air and termites. Naha Airport links Tokyo in roughly two and a half hours, and there are flights to other Asian cities.
For longer-term residents, the cost of living is lower than in Tokyo, wages are also lower and a car is almost essential outside Naha. Schools range from local Japanese public schools to international and American-curriculum options near the bases. Many foreign buyers use Okinawa as a part-time home, so a local property manager for typhoon preparation and cleaning is useful.
On Okinawa the building matters as much as the view: typhoon-resistant concrete and well-sealed windows protect your investment.

Yes, Japan allows foreigners to own land and buildings, and there is no residence requirement. Use a licensed professional for the paperwork.
It has a mild climate and strong tourism, but typhoons and maintenance in the salt air need to be factored into the cost.
The median asking price is €394,239, with the middle half of listings between €239,480 and €677,775.
Chatan, Kitanakagusuku and parts of Naha are popular. Onna and Nago suit resort-style living.
Some areas near military installations experience aircraft noise. Visit at different times of day before buying.
