Viterbo's San Pellegrino quarter is among the best-preserved medieval districts in Italy, and the city was a papal seat in the 13th century. It is also a university town, which supports rental demand. The surrounding province offers thermal pools, Lake Bolsena and Etruscan sites. Rome can be reached in roughly one and a half hours by road or on the slower regional rail line, so some owners commute occasionally, though this is not a daily-commute market for most.
Viterbo is a city to live in, not just visit: history, a university and Rome within reach for around half the price.
Italian purchases move from a reservation to a preliminary contract and then a deed before a notary. Get a tax code, hire a surveyor to check planning compliance, and ask for the energy certificate. For old country houses, check seismic classification and septic arrangements. See our Italy buying guide and Italy financing page.
Rome is the capital to the south. Across the border in Umbria, Terni, Todi and Perugia are within roughly a couple of hours, as are Castiglione del Lago and Montepulciano on the Umbria-Tuscany border. The Italy page lists all regions.

Our median asking price is €200,000 and the median price per m² is €1,213. A direct Rome comparison needs matching property types, but Viterbo is widely seen as the more affordable choice.
Apartments (58), villas (37) and houses (22) lead. There are a few commercial units and almost no land.
It is possible by road or regional rail, but journey times are well over an hour each way. Most buyers use Viterbo as a base rather than a daily commuter hub.
The province is known for hot springs. Check whether a property is close to them and whether that affects price or noise.
