Cianciana is a hill town in the province of Agrigento, a short drive from Sicily's southern coast and the Valley of the Temples area. Life is quiet, with few services; expect to drive for larger shops. Agrigento is the nearest city, and Palermo is the regional capital, roughly a couple of hours by road. Trapani, Enna, Caltagirone and Paternò are other Sicilian markets at some distance.
EU citizens can buy freely; non-EU buyers are subject to reciprocity, which a notary or lawyer can check. Registration tax is 2% for a resident's main home and 9% for other resale homes (with minimums), plus notary and agent fees. Check the cadastral records, structural condition and whether the house is legally habitable. The Italy guide, financing and low-cost listings are good next steps.
Cheap hill-town houses often need structural work, new roofs, wiring and plumbing. Hire a geometra to inspect and to check that the house is registered correctly in the cadastre and has a habitability certificate. Ask for a quote from a local builder before you commit, and allow for Sicilian seismic rules. Utilities may have outstanding balances that pass to the buyer, so ask for receipts.

It is a small inland town with limited local demand. Many properties need work.
Subject to reciprocity between Italy and the buyer's country, which a notary can verify.
Typically 2% for a primary residence and 9% for other resale homes, but verify before you commit.
The southern coast is a short drive away, but the town itself is inland.
