Buyer's guide: Agrigento
Property for sale in Agrigento is one of the lowest-priced ways to own a home in Italy, near the Valley of the Temples on Sicily's south coast. Current listings on RealEstateAbroad show a median asking price of €96,000 across 52 properties.
The figures come from current listings on RealEstateAbroad and are asking prices. The huge spread, from €33,500 at the lower quartile to €305,000 at the upper, reflects the difference between flats needing total renovation and restored villas near the sea.
| Indicator | Value |
|---|---|
| Active listings | 52 |
| Median asking price | €96,000 |
| Middle 50% of prices | €33,500 to €305,000 |
| Median price per m² | €906 |
| Median size | 156 m² |
There are 34 apartments, 10 houses and 8 villas. Most homes are big: 32 listings have five or more bedrooms, 9 have four, 5 have two and 4 have three. Large old family flats in historic buildings explain much of this, and a median size of 156 m² is a lot for the money.
Cheap does not mean easy. Many older properties need modernisation, and structural checks are essential.

Agrigento is a hill city a few kilometres inland from Sicily's south coast, with a medieval centre on top and the ancient Greek temples, a UNESCO World Heritage site, on the ridge below. The city held the title of Italian Capital of Culture in 2025, which has brought attention and investment. The seaside district of San Leone, with its promenade and beach, and the white cliff of Scala dei Turchi near Realmonte, are the main leisure areas.
Transport is the weak point. The nearest main airports are Palermo and Catania, each roughly 2 to 2.5 hours away by road, and trains are slow. Local life is quiet and traditional, with limited international employment. Buyers are mostly Italians, returnees and sun-seekers looking for a low-cost winter base.
For other Italian options compare Rome, Perugia, Cosenza, Campobasso or Sassari, and the Alpine Aosta.
Foreigners can generally buy Italian property. The usual steps are an offer, a preliminary contract with deposit, notarial checks and the final deed.

Agrigento has a hot, dry summer and mild, rainy winters. Sea breezes keep San Leone pleasant, but inland districts can be very warm in July and August. Water supply in Sicily has been unreliable at times, with rationing in some towns during droughts, so ask whether the building has water tanks. Local cuisine is a major attraction, built around fish, almonds, pistachios and pastries, and the town's festivals draw crowds. Foreign residents are still few, so learning some Italian helps with administration. Consider employment, healthcare and flights before relocating permanently, and test your plans with a rental stay first.
Municipal taxes (IMU) are lower for low cadastral values, but heating, water and building maintenance still cost money. Inspect for damp and subsidence. Use the property valuation tool to test a price.

The local economy is small, many buildings are old, and population has been shrinking. The median price per m² in current listings is about €906.
The climate is warm and living costs are low, but public transport and airport access are limited, and health services may be a drive away. Visit in winter before deciding.
Yes, a geometra or engineer should check the building's conformity, structure and legal status. Hidden defects are the main risk of cheap Italian property.
By road from Palermo or Catania airports, about 2 to 2.5 hours, or by slow regional rail and bus connections.
Yes. Italy allows foreign purchases, subject to a small number of reciprocity rules. A notary will confirm.
