Palghar is a district town about 100 km north of Mumbai on the Western Railway line, with industrial areas at Boisar and growth from the Mumbai region's northward expansion. Thane, Navi Mumbai and Mumbai are bigger and far costlier; Nashik is a separate market inland. Buyers include commuters priced out of Mumbai, factory workers and small investors.
Affordable entry comes with long commutes and variable infrastructure.
Western Railway suburban trains link Palghar to Mumbai, but journeys are long and crowded at peak times. Many listings are in newer residential projects, where RERA registration, possession dates and the builder's track record matter. Resale flats may have unclear paperwork or society transfer issues. Consider using a lawyer to run a title search before paying a booking amount, and compare the carpet area with the saleable area, which is often much larger.
NRIs and OCIs can buy residential and commercial property but not agricultural land, plantations or farmhouses. Foreign nationals of non-Indian origin cannot buy and may only lease for up to five years without RBI permission. Check the project's MahaRERA registration, the title chain and stamp duty. Our India buying guide, financing page and India overview give detail.
